Sector
Real estate
A trade where the quality of an enquiry counts a hundred times more than its volume, and where speed of response decides who gets the mandate.
Real estate has a particular economy: one transaction can be worth several months of advertising. That changes the trade-off entirely — cost per enquiry matters less than the proportion of serious ones, and a campaign producing ten qualified contacts beats one producing two hundred unusable ones.
The second factor is response time. A buyer or seller who contacts three agencies works with the first that calls back. It is not a marketing question but an organisational one, and it nonetheless decides most of the mandates that get lost.
The third is trust, in a sector where it is structurally low. A seller entrusts a substantial asset to somebody they can verify very little about. What reassures is concrete: properties actually sold, an address, identifiable people, written terms.
So our work is to filter rather than amplify: listings and pages that discourage enquiries outside the budget and outside the area, and an arrangement that gets you calling back quickly the ones that remain.
What we usually find
- You receive a hundred messages for three serious viewings.
- A prospect contacts you, you call back two days later, they have signed elsewhere.
- Your listings attract people with neither the budget nor the area.
- You do not know which listing produced your last transaction.
What changes
Fewer enquiries, better qualified
Filtering criteria on display remove out-of-budget and out-of-area contacts before they cost you time.
A faster call-back
Enquiries arrive in the right place with their context, which removes the delay that loses mandates.
Verifiable credibility
Properties sold, an address and identifiable people brought forward, in a sector where suspicion is the default.
What you get
Filtering listings
Price, neighbourhood and terms shown in the listing itself, to filter before contact rather than after.
Pages by neighbourhood
One page per area you genuinely cover, which captures local search and qualifies from the outset.
A short form plus messaging
Two contact routes, because a significant share of enquiries will never fill in a form.
Call tracking
Essential here: most serious contacts come by phone and appear nowhere without it.
Proof of transactions
What you have actually sold or let, presented verifiably, which weighs more than any promise.
How we work
Define the filter
Areas, budgets and property types you genuinely want to handle, and the ones you do not.
Make the filter visible
Those criteria written into listings and pages, because an invisible filter filters nothing.
Organise the call-back
Who calls, within how long, with what context. It is the point that decides the most mandates.
Measure quality
Tracking enquiries through to viewing and transaction, not only to the click.
Adjust on quality
Channels are judged on viewings obtained, not on the volume of messages received.
Is this the right fit for you?
This is for you if
- You work on properties whose commission justifies an acquisition cost.
- Somebody can call back the same day, consistently.
- You cover specific areas you can name.
This is not for you if
- You want maximum contacts with no regard for quality. You will drown and nothing will close.
- Nobody can call back within two days. No advertising budget compensates for that delay.
- You have no genuinely available properties. The listings will attract and disappoint.
What we commit to
We filter rather than amplify
A volume of unqualified enquiries costs time and creates the illusion of a result. We optimise on viewings obtained.
Call-back time is treated as a subject
We measure it and report it, because no budget compensates for a two-day response.
Nothing exaggerated in a listing
A flattering photograph or a headline price produces a failed viewing and a damaged reputation in a market where everything gets known.
How does the Algerian property market work in practice?
An overwhelming share of first contacts comes by phone and messaging rather than through a form. An arrangement that does not measure calls therefore describes an activity that does not exist, and regularly leads to cutting the channel that was genuinely producing viewings.
Suspicion is the sector’s default state, for reasons everybody knows. What reduces it is concrete: an address people can visit, named individuals, transactions genuinely completed, and terms stated before the viewing rather than discovered during it.
Finally, searching is very local and very concrete: a neighbourhood, a price range, a number of rooms. Pages built on those criteria capture a precise intent, whereas a generic "estate agency" page captures none.
Frequently asked questions
Should prices appear in listings?
Yes, almost always. Price is the most effective filter: hiding it produces a volume of out-of-budget contacts that costs time without producing viewings.
How do we get mandates rather than buyers?
They are two different campaigns, with different messages and different pages. Mixing them produces volume in the wrong category, and it is a frequent mistake.
Do calls need measuring?
Here more than anywhere. Without it, a campaign making the phone ring all day looks unproductive in the reports.
Do photographs really make a difference?
Enormously, provided they are honest. A flattering photograph produces a disappointing viewing, which costs more than one fewer contact.
What call-back time should we aim for?
The shortest possible, and within the day in any case. In this trade the first agency to call back handles most of the business.
Is search work worth it?
Yes, particularly on neighbourhood searches, which are numerous and lightly contested. It is an asset that keeps producing when you switch advertising off.
How to start
Tell us the areas you genuinely cover, your usual price range, and how long you take to call back.
We come back with the filtering criteria to display, the neighbourhood pages we would create, and the call tracking without which none of the rest can be judged.
What we have written on this subject
AI for an estate agency: sort the enquiries, do not write the listings
An agency does not lose sales for want of copy. It loses them in Tuesday morning’s enquiries, arriving through four doors and handled by nobody.Estate agencies: the photograph decides, the listing only confirms
A buyer eliminates nine properties out of ten before reading a line. That sorting happens on photographs. The buyer register: calling the right person the day a property comes in
An agency holds two lists that never speak to each other: what it has, and who is looking for what. Matching them is the job.
