A valuation without its sources is just a number. Our method takes six steps, and each one is shown beside the result.
01 Start from signed sales
We compare your property with sales actually signed for the same type, recent and nearby. Asking prices on listings are not used: they say what sellers hope for, not what buyers pay.
02 Bring each sale to your property
A sale a year ago, in the next neighbourhood, on a second floor without a lift, cannot be compared as it is. Each price per m² is adjusted one factor at a time: date, area, size, floor, condition, features.
03 Weigh what is most alike
The nearest, most recent and most similar sales count most. The result is a weighted median, so one unusual sale cannot skew everything.
04 Say how confident we are
When sales are many and consistent, the range is narrow and confidence high. When the search has to widen, we say so, and the range widens.
05 An estimate, not an appraisal
The online tool gives a reasoned order of magnitude. To sell at the right price, an agent visits the property, checks the title and gives you a written opinion of value.
An article by a fictional agency: general, indicative information.
