Buying
What are the steps of a purchase?
Searching and viewings, a written offer, the preliminary contract signed before a notary with a deposit, financing where needed, then the final deed signed before the notary, registered and published. Allow two to four months between the accepted offer and the deed.
What costs come on top of the price?
Notary and registration costs (a few percent of the price, indicative in our simulator) and the agency fee paid by the buyer. With a loan, add the bank’s arrangement fee and insurance.
How do I check the title deed?
Ask for a copy of the deed or the land book at the first serious viewing. Check that the seller is the registered owner, that the deed is published and that no mortgage is registered. We do this check before anything goes online.
Can the asking price be negotiated?
Yes, to an extent that depends on the local market and the property’s condition. A reasoned offer — works to plan for, comparable sales — stands a better chance than a cut on principle. Your agent passes on every offer in writing.
Selling
What is my property worth?
Our online valuation compares your property with the sales signed around it and shows you those sales. For an opinion of value our agency stands behind, an agent visits the property and checks the title.
Exclusive or open mandate?
An exclusive mandate gives one agency the sale for a set period: one price on the market, full production and close follow-up. An open mandate leaves you free to work with several agencies — at the risk of seeing your property shown at different prices.
Which documents should I prepare to sell?
The title deed, your identity document and, depending on the case, the building’s co-ownership rules, the latest property-tax notices and any plans you have. We give you the exact list for your property’s status.
How long does a sale take?
In our branches, a few weeks to a few months depending on the neighbourhood, the type of property and above all the price. A property listed above its value stays online longer and often ends up selling for less.
Renting
How many months must be paid in advance?
Many landlords ask for several months up front — three, six, sometimes twelve — on top of the deposit. Every listing states what the landlord asks; we favour monthly or quarterly rent when the landlord agrees.
What do I need to rent?
An identity document, proof of income or an employment certificate, and sometimes a guarantor. In the demonstration these are specimens chosen from a list: no real document is uploaded.
Who pays for repairs?
The tenant handles minor upkeep; major repairs and normal wear fall to the owner. In the properties we manage, a repair request is followed in the tenant’s space.
Why use a property manager?
So you no longer collect, chase, repair and keep the accounts yourself. We issue receipts, review the rent, send in tradespeople and send you a statement every month.
Off plan (VEFA)
What is VEFA?
Sale off plan (vente en l’état futur d’achèvement): you buy a home from the plans and pay for it as it is built, through funds calls tied to construction steps. Ownership of the land and the works passes to you as they are completed.
How are funds calls worked out?
A share of the price is called at reservation, then at each validated step — foundations, structure, weathertight shell, finishing, handover — under the schedule you chose. Each call comes with photographs of the step.
What if the build runs late?
The contract sets a handover date and what follows a delay. Funds calls follow only the steps actually validated: until a step is reached, nothing is called.
Can I choose my finishes?
Yes, up to a deadline set by the residence: tiles, kitchen, bathroom, from the options offered. Choices are made online from the client space and confirmed in writing.
Financing
How much deposit do I need?
Banks generally ask for a minimum deposit, often 10 to 20% of the price depending on the institution, on top of costs. Our simulator shows each demonstration bank’s minimum.
How much can I borrow?
The monthly payment must stay under a share of your net income — around 30 to 35% depending on the bank —, the term is capped, and the loan must end before an age limit. The simulator computes the highest price under all three constraints.
Conventional loan or Islamic financing: what is the difference?
A conventional loan is a loan with interest. Murabaha is a purchase and resale at a margin fixed at signature; ijara is a lease ending in ownership. The simulator compares all three side by side.
Does a pre-approval commit the bank?
No: it is an agreement in principle based on what you declared. The final offer follows a review of your documents and, for an older property, a survey.
From abroad
Can I buy in Algeria while living abroad?
Yes. Viewings happen on video, documents are exchanged online, and you can sign in person during a stay or through a representative holding a power of attorney.
How do I give a power of attorney?
It is signed before a notary in Algeria or at the consulate you depend on abroad. It must name the property and the acts allowed precisely; your notary will tell you the wording expected.
How do I follow an off-plan purchase from abroad?
From the client space: site progress photo by photo, the schedule, funds calls, payments, finish choices and messages with the project manager.
When should I visit and sign?
Summer is when people come home, so it is when viewings and handovers peak: book ahead. Our agents offer video slots early in the morning or late in the day for European and North American time zones.
General, indicative answers from a fictional agency; they replace neither a notary nor a bank.
