Three months, six, a year: paying in advance remains a strong custom of the rental market. It reassures the landlord, but it commits the tenant.
01 A custom, not an obligation
The payment rhythm is negotiated and written into the lease. Recent leases, especially with salaried tenants, are moving more and more to monthly or quarterly payments.
02 For the landlord
An advance secures cash flow and reduces the risk of arrears. It does not replace a solid file or a careful inventory, which protect far better in a dispute.
03 For the tenant
Paying six or twelve months at once ties up a large sum. Ask for a receipt for every payment and check what happens if you leave before the end of the period paid.
04 The deposit is separate
Rent in advance and the security deposit are two different things. The deposit is returned when you leave, after the check-out inventory, less any justified repairs.
05 What property management does
We apply the lease’s frequency, issue a receipt for every payment and send a reminder from the first day late. Landlord and tenant see the same figures, each from their own space.
